The rules for using Flatscope.

The short version
Flatscope is a research tool for UK flat buyers. It pulls data from public sources and uses AI to summarise what we find. The reports are informational. They are not financial, legal or surveying advice, and you should still instruct a conveyancer and a chartered surveyor before exchanging contracts.

Using the service
You can use Flatscope to research properties you are personally considering buying. You cannot resell our reports, scrape the service, or feed our output into a competing product without written permission. If you are a UK estate agent, mortgage broker or surveyor and want to use Flatscope inside your own client work, email us. We are working on a partner tier.
You agree not to submit listing URLs you do not have a reason to research, not to overwhelm the service with automated submissions, and not to try to extract reports for properties other than the ones you submit.
Payments and cancellation
Paid plans renew monthly until you cancel. You can cancel any time from your dashboard. Cancellation takes effect at the end of the current billing period. We do not pro-rata refunds for partial months. If something has gone genuinely wrong on our side, email hello@flatscope.co.uk and we will sort it out.
We may change pricing for new sign-ups. Existing customers keep their current price for 12 months from the price-change date.
What the report does and does not promise
Every figure in a Flatscope report cites its public source. We do not invent numbers. We do not pretend a single LLM call equals due diligence. The dual-LLM critic flags claims we could not verify and marks them in the report.
That said, public records have gaps and lag behind reality. A freshly-issued Section 20 notice may not yet appear in the building's history. An EPC may have been reassessed since the register update. The mortgage market changes weekly. Treat the report as a strong starting point, not a final word.
Specifically and importantly:
- Flatscope is not a regulated financial adviser. We do not provide mortgage advice.
- Flatscope is not a solicitor or licensed conveyancer. We do not provide legal advice.
- Flatscope is not a chartered surveyor. We do not inspect properties.
- You should instruct a conveyancer to review the lease, leasehold management pack and Section 20 history before exchange.
- You should commission a Level 2 or Level 3 RICS survey before exchange.
Liability
Flatscope is provided "as is". We take care with the data and the model orchestration, but we cannot guarantee the report is free of every mistake. To the maximum extent permitted by UK law, our total liability for any claim arising from your use of Flatscope is capped at the amount you paid us in the 12 months before the claim. Nothing in these terms limits liability for death, personal injury, fraud, or anything else that cannot be limited under UK law.
Account suspension
We may suspend or close an account that abuses the service, attempts to bypass rate limits, or violates these terms. Where possible we will email first.
Changes to these terms
If we materially change these terms we will email registered users at least 14 days before the change takes effect, and you can cancel before the change applies.
Governing law
These terms are governed by the laws of England and Wales. Any dispute will be heard in the courts of England and Wales.
